What does attic air sealing do for a Norwalk house?
Attic air sealing in Norwalk, CA closes the holes through your attic floor around wires, pipes, ceiling lights and the attic hatch. Attic air and dust stop leaking into your rooms, and the air you pay to heat or cool stays where you live.
Most people call about this because one room won't stay comfortable, the power bill keeps going up, or a film of dust keeps coming back on the furniture. In a lot of houses the cause is air moving through the attic floor, and sealing it is usually the first step before any new attic insulation goes on top. The price mostly turns on how many holes there are, how much old insulation has to be moved to reach them, and whether anything has to be fixed first. The schedule turns on the same things, because a roof leak or a gas appliance check has to be handled before we seal. After I look at your attic, you get a written plan that lists what I'd do and in what order.
How we handle attic air sealing
I start by looking hard at what's already up there, because some problems have to be fixed before anyone seals. That includes wet insulation, moldy or rotted rafters or joists, vents that dump moist air into the attic, and an attic with too little ventilation. Wet insulation usually means the roof leaks and mold means moisture is getting in, so those go first on the plan. So does any knob and tube wiring, the old kind strung on porcelain knobs, because it can be a fire hazard when insulation touches it. Once the attic is sound, our crew pulls back the old insulation and seals every hole through the attic floor, using sealant, spray foam or rigid blocking depending on how big the gap is. If there's a gas appliance that vents on its own, we sort that out with you before we close anything up.
Sealing is usually half the job. Once the floor is tight, most attics need more insulation on top, which we add as retrofit insulation. That's usually blown-in loose fill, sprayed through a hose over what's there, if the old material is dry and clean, and pulled out first if it isn't. Spray foam insulation seals and insulates in one pass but costs more. I recommend it mainly when your ductwork runs through the attic, because then the ducts end up inside the sealed space. Otherwise, sealing the gaps and topping up loose fill does the job for less.
Attic air sealing in Norwalk's post-war houses
Norwalk grew up as a post-war suburb, a tight grid of single-family houses on compact lots. Most of those houses have had decades of holes cut through their ceilings for new wiring, lights, fans and plumbing, and many of those holes were never sealed. The attics over them are often low and tight to work in, with old insulation packed down around the gaps, so we take our time finding every opening before anything goes on top. We're based in Norwalk and work across the cities around it in southeast Los Angeles County and north Orange County, and we find the same kind of attic on jobs in Downey and Bellflower.
The California Energy Commission ties several of the state's Energy Code standards, including the ones for a house's outer shell, to the climate zone the building sits in. When sealing leads into new insulation, we go by the state's standards for where your house is, not a one-size answer from a national guide.

What happens after you call about attic air sealing?
Call or send the form
Tell us which rooms feel drafty or dusty, roughly how old the house is, and whether you have a gas furnace or water heater. We'll set a time for me to come out.
I look over your attic
I check the attic floor, the vents, the wiring and any gas appliances, and note anything that has to be fixed first. You get a written plan that lists the work in the order it should happen.
Our crew seals the floor
Our installers do the sealing with me checking in along the way. If we find something under the old insulation that changes the plan, we stop and talk it over with you before going further.
We clean up and explain
We clean up around the hatch and the rooms below, then walk you through what we sealed and what we found. If new insulation is part of the plan, it goes in after the sealing is done.
Why Norwalk homeowners call Precision Norwalk Insulation Services to seal their attics
I inspect every attic myself
I come out to look at the job and write the estimate myself, and our installers do the work with me checking in along the way. The person who found the problem is the same one making sure it got handled.
Problems fixed before anything's covered
Before this business, I spent years keeping rental houses in working order and saw plenty of attics where insulation went over a roof leak or a bad vent, and the owner paid twice. If your attic needs a roofer or an electrician first, I'll tell you that before I sell you a sealing job.

Questions about attic air sealing in Norwalk
How do I know if my Norwalk house needs attic air sealing?
Drafty rooms, rooms that run hotter or colder than the rest of the house, high heating or cooling bills and dust in the rooms under the attic are the usual signs that air is leaking through the attic floor. At the visit I can usually confirm it by pulling back the insulation and looking for dark, dirty patches where air has been moving through.
How much does attic air sealing cost in the Los Angeles area?
Blown-in fiberglass attic insulation with air sealing at the obvious gaps usually costs about $1,200 to $1,500 per job in the Los Angeles area. That's the going rate for a top-up plus the easy-to-reach gaps, not a quote from us, and an attic that needs wet insulation pulled out or a lot of light fixtures sealed usually runs more. I price your house from what I find on the visit.
Is attic air sealing safe if I have a gas furnace or water heater?
It can be, but if your furnace or water heater vents on its own, sealing can in some cases cause it to pull exhaust gases back into the house, which isn't safe. ENERGY STAR suggests having a Home Performance Contractor test those appliances before and after sealing. Around the flue pipe itself, the usual method is fire-rated caulk with rated collars or sheet metal, keeping the proper clearance between the flue and anything that can burn.
Should attic air sealing be done before adding new insulation?
Yes, building science guidance for an existing vented attic is to seal every hole through the attic floor first. If you're planning new insulation, the sealing can simply be the first step of that project, so nothing gets buried before it's sealed.
What is the best way to handle vermiculite insulation in my attic?
Leave it undisturbed until it's tested, because vermiculite, a pea-size, flaky gray mineral, may contain asbestos. The guidance is to have an approved lab test it, and your local health department can name one. We won't disturb it until you have the results.
Which attic vents should stay open after air sealing?
Soffit, ridge and gable vents stay open, along with any combustion air ducts that feed a furnace or water heater, because they only work with air moving through them. Soffit vents, the ones under the eaves, are the ones most often buried by insulation, and a buried vent leaves the attic unable to breathe so moisture shows up in the framing.
Work that often goes with sealing
Retrofit insulation
Adds insulation to an attic or wall that already has some, once the holes underneath are closed up.
Spray foam insulation
Worth a look when your furnace ducts run through a hot attic and you want them inside the sealed part of the house.
Have your attic floor checked and sealed
Once new insulation covers the attic floor, the holes underneath are much harder to reach, so call before you book any insulation work.
